HomeDecisionLab helps users evaluate home-related financial decisions. This Privacy Policy explains what information we collect, how we use it, how we protect it, and the choices users have.

This policy applies to the website and services available at homedecisionlab.com and related subdomains, including free calculators, paid reports, account features, checkout flows, and saved report access.

Current free tools include Refinance Analysis, Rent vs Buy Analysis, and Sell vs Hold Analysis. The current paid MVP report is the Home Analysis Report. Users may run analyses as guests, create accounts, purchase reports, and save or reopen eligible reports later.

2. Important Disclaimer

HomeDecisionLab provides educational tools, calculators, and reports. It does not provide legal, tax, mortgage, investment, financial planning, appraisal, or licensed real estate advice.

Results are estimates based on user inputs, assumptions, formulas, and available data. Reports are educational decision-support tools, not professional advice or a guarantee of any financial outcome. Users should verify important decisions with qualified professionals.

3. Information We Collect

A. Information Users Provide Directly

We may collect information you provide directly, including name, email address, password/login credentials stored securely as password hashes, account preferences, contact form messages, feedback submissions, Home Decision Alerts newsletter signup information, and any information typed into calculator or report forms.

If you subscribe to Home Decision Alerts, we may collect your email address, optional name, state or metro area, ZIP code, role, decision interests, timing, signup source, consent text, and consent timestamp. We store hashed IP address and user-agent signals for abuse prevention and consent records; we do not store raw IP addresses for newsletter signups.

B. Analysis and Report Data

When users run an analysis, HomeDecisionLab may collect and store the submitted inputs and calculated results, even if the user does not save the report to an account.

Examples include property price/value, loan balance, interest rate, monthly payment, rent assumptions, homeownership cost assumptions, appreciation assumptions, selling cost assumptions, report verdicts and calculated results, report version, and timestamps.

We collect this analysis and report data to show results during the session, allow users to save or reopen reports, support paid report access, improve calculator accuracy and user experience, understand which tools users need, and create aggregated, non-identifying insights or educational blog posts.

C. Account and Saved Report Data

If users create an account or register after purchase, HomeDecisionLab may attach analysis/report data to the user account so the user can reopen saved reports later.

D. Payment Information

Payments are processed by Stripe. HomeDecisionLab does not directly store full credit card numbers. We may receive and store payment metadata such as payment status, Stripe customer/session/payment identifiers, amount paid, report type purchased, purchase date, and refund/payment status. Users should review Stripe’s privacy practices separately.

E. Device, Usage, and Technical Data

We may collect device, usage, and technical data such as IP address or approximate location, browser type, device type, pages viewed, referring URL, session events, error logs, cookie consent choices, and analytics events if consented.

F. Cookies and Similar Technologies

Necessary cookies and storage are used for login, checkout, security, saving reports, privacy preferences, and core site functionality. Analytics cookies/tools are optional and only used if the user consents. Marketing/advertising cookies are optional and only used if the user consents. Users can change choices using Privacy Preferences.

4. How We Use Information

5. Aggregated and Non-Identifying Insights

HomeDecisionLab may use analysis inputs and calculated results to create aggregated, non-identifying insights, such as trends about which decisions users are evaluating, common affordability ranges, refinance interest-rate patterns, rent-vs-buy assumptions, or buyer risk and cost expectations.

These insights will not identify individual users. Public insights or blog posts will not include names, emails, account IDs, exact user-specific reports, or direct identifiers. HomeDecisionLab will avoid publishing combinations of details that could reasonably identify a person or specific property owner.

Aggregated insights may be used for product improvement, market education, blog posts, reports, and internal decision-making. We do not describe analysis data as “anonymous” unless it has been technically anonymized and cannot reasonably be linked back to a person.

6. Legal Bases for EU/EEA/UK Visitors

For visitors in the EU, EEA, or UK, our legal bases may include:

  • Contract/service necessity: to provide calculators, reports, saved accounts, checkout, and purchased report access.
  • Consent: for optional analytics, marketing cookies, newsletter, and similar optional tracking.
  • Legitimate interests: to improve services, prevent fraud, secure the site, debug errors, and understand aggregate product usage, where those interests are not overridden by user rights.
  • Legal obligation: tax, accounting, payment, compliance, and legal recordkeeping.

7. Cookies and Consent Choices

HomeDecisionLab uses a consent banner and preference center for optional cookies and similar technologies.

  • Analytics and product improvement: optional.
  • Marketing/advertising: optional.
  • Preferences: optional.

Users can accept all, reject non-essential cookies, or manage preferences. Users can withdraw or change consent later using the “Privacy Preferences” link in the footer.

The site may use Google Tag Manager, Google Analytics, Microsoft Clarity, and later marketing/advertising pixels, but only after the correct consent choice. Google Consent Mode categories may include analytics_storage, ad_storage, ad_user_data, and ad_personalization.

If a browser sends a Global Privacy Control signal, HomeDecisionLab will attempt to treat it as an opt-out of sale/sharing/marketing tracking where legally required or applicable.

8. How We Share Information

HomeDecisionLab does not sell personal information in the ordinary meaning of selling a customer list for money. We may share information with service providers and other parties when needed to operate the service, including hosting providers, Stripe for payment processing, analytics providers only when consented, Microsoft Clarity or similar session analytics only when consented, an email/newsletter provider if a user signs up, security/debugging/infrastructure providers, legal/accounting/tax advisors if needed, government or legal authorities if required by law, and parties involved in a business transfer, merger, acquisition, or sale of assets.

Home Decision Alerts subscribers can unsubscribe anytime using the unsubscribe link included in newsletter emails or by contacting privacy@homedecisionlab.com.

Service providers are only allowed to process information for the services they provide to HomeDecisionLab, subject to their own terms and legal obligations.

9. Data Retention

HomeDecisionLab keeps information only as long as reasonably needed for the purposes described in this policy.

  • Account data: retained while the account is active, unless deletion is requested and no legal reason requires retention.
  • Saved reports: retained while account/report access is active, unless deleted by the user or removed under a retention policy.
  • Unsaved guest analysis data: may be retained for product improvement, fraud prevention, report recovery, and aggregated/non-identifying insights.
  • Payment records: retained as needed for accounting, tax, fraud prevention, refunds, chargebacks, and legal obligations.
  • Consent records: retained to demonstrate user choices.
  • Analytics data: retained according to analytics provider settings and consent choices.

Exact retention periods may vary and should be added once finalized.

10. User Choices and Rights

Depending on location, users may have rights to access personal information, correct inaccurate information, delete personal information, request a copy/export of information, object to or restrict certain processing, withdraw consent, opt out of marketing emails, and opt out of sale/sharing or targeted advertising where applicable.

11. California Privacy Rights

California residents may have rights to know what personal information is collected, used, shared, or sold; delete personal information; correct inaccurate personal information; opt out of sale or sharing of personal information; limit use/disclosure of sensitive personal information where applicable; and not be discriminated against for exercising privacy rights.

HomeDecisionLab does not knowingly sell personal information for money. If advertising or retargeting tools are used in a way that may be considered “sharing” under California law, users can opt out through Privacy Preferences and Global Privacy Control where supported.

12. EU/EEA/UK Privacy Rights

EU/EEA/UK users may have rights of access, correction, deletion, restriction, objection, portability, and withdrawal of consent. Users may also have the right to lodge a complaint with their local data protection authority.

13. Security

Passwords should be stored as hashes. Payment card details are handled by Stripe. HomeDecisionLab uses reasonable technical and organizational safeguards, but no online service is 100% secure.

14. Children’s Privacy

HomeDecisionLab is not intended for children under 13, or under the applicable age of digital consent in the user’s jurisdiction. The site does not knowingly collect children’s personal information.

15. Third-Party Links

The site may link to third-party websites or tools. HomeDecisionLab is not responsible for the privacy practices of those third parties.

16. International Users

If users access the site from outside the United States, their information may be processed in the United States or other countries where service providers operate.

17. Changes to This Policy

HomeDecisionLab may update this Privacy Policy. The effective date will be updated. Material changes may be communicated through the site or email where appropriate.
